MORTGAGE LOAN ORIGINATOR
Total Compensation based on an hourly rate plus commission.
Role
Responsible for guiding potential homebuyers through the mortgage application process, from initial consultation to loan closing, by assessing their financial situation, identifying suitable loan products, negotiating terms, and ensuring compliance with lending regulations, all while providing excellent customer service and building strong client relationships; key skills include credit and income analysis, loan product knowledge, negotiation, and adherence to regulatory guidelines.
Reports to: SVP/Retail Lending
Major Duties and Responsibilities
Maintain contact and good working relationships with real estate brokers, attorneys, and builders to assure a favorable image of the organization and to provide information regarding current loan policies and procedures. Develop and maintain long-term relationships with clients to generate repeat business and referrals.
Conduct initial meetings with potential borrowers to understand their financial needs, goals, and desired property type. Performs pre-qualifications. Secure the customer information necessary to initiate a loan transaction including any required CIP and HMDA data.
Analyze credit reports and financial information to recommend the most appropriate mortgage loan product based on client eligibility and market conditions. Assess borrower creditworthiness by reviewing credit history, debt-to-income ratio, and other relevant factors. Negotiate loan terms to secure the best possible rates and conditions for the client. Ensure all loan applications and processes comply with relevant federal and state regulations, including RESPA and TILA.
Maintain communication with clients throughout the loan process. Help collect supporting loan documentation as needed to facilitate a smooth transaction.
Cultivate branch awareness of mortgage products and services through frequent interaction with staff to support an active sales environment and obtain referrals and cross-sell business. Regularly attend Bank meetings and events. Attend Department and Staff Meetings as needed.
Prepares records and reports as requested regarding loan origination activities.
Must comply with all company policies and procedures, applicable laws and regulations, including but not limited to, the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control.

Knowledge and Skills
Experience
3+ years previous mortgage sales experience required.
Established book of business. Conventional & Construction/Renovation loan experience required.
FHA/VA loan experience is preferred.
Knowledge of the laws and regulations that govern consumer lending, including fair lending, privacy, and RESPA.
Demonstrated customer service skills.
Self-motivated and able to work independently.
Education/Certifications/Licenses
Incumbents are required to maintain their registration active, and current, with the National Mortgage Licensing System throughout their employment.
Interpersonal Skills
A significant level of trust and diplomacy is required to be an effective subject matter expert in the position. In-depth dialogues, conversations and explanations with customers, direct and indirect reports and outside vendors of a sensitive and/or highly confidential nature is a normal part of the day-to-day experience. Communications can involve motivating, influencing, educating and/or advising others on matters of significance.
Other Skills
Knowledge of Fannie Mae and Freddie Mac guidelines is required. Bi-lingual skills are a plus.

Physical Requirements
Perform primarily sedentary work with limited physical exertion and occasional lifting of up to 5 lbs. Must be capable of climbing / descending stairs in emergency situation. Must be able to operate routine office equipment including CRTs, typewriters, telephone, copier, facsimile, and calculator. Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours whenever required or requested by management. Must be capable of regular, reliable and timely attendance.
Working Conditions
Must be able to routinely perform work indoors in climate-controlled shared work area with minimal noise.
Mental and/or Emotional Requirements
Must be able to perform job functions independently or with limited supervision and work effectively either on own or as part of a team. Must be able to read and carry out various written instructions and follow oral instructions. Must be able to speak clearly and deliver information in a logical and understandable sequence. Must be capable of dealing calmly and professionally with numerous different personalities from diverse cultures at various levels within and outside of the organization and demonstrate highest levels of customer service and discretion when dealing with the public. Must be able to perform responsibilities with composure under the stress of deadlines / requirements for extreme accuracy and quality and/or fast pace. Must be able to effectively handle multiple, simultaneous, and changing priorities. Must be capable of exercising highest level of discretion on both internal and external confidential matters.
